9 Tips and Tricks for a Functional Space ADU Housing

Are you considering building an Accessory Dwelling Unit (ADU) on your property? Perhaps you've already taken the plunge but are looking for ingenious ways to optimize your ADU's design and functionality. We have some tips and tricks to help you make the best use of your space!

1.) Decide who you are building the ADU for

Is it for your grandma? Your adult kids? Or for a tenant? This answer will help you decide how to build your ADU.

2.) Many people underestimate the project costs

The average cost for building an ADU in Los Angeles is between $200- $250 a square foot. One of the most common mistakes we see people make is underestimating the project costs and end up running out of money. Therefore, it is important to make sure you understand all the costs beforehand and have sufficient funds set aside.

3.) Save time obtaining a permit by using one of the approved standard plans

When obtaining a permit from the city of Los Angele, using one of the approved standard plans can help reduce the approval time from 4-6 weeks to just a couple of days.

4.) Only work with experienced contractors

Make sure you are working with an experienced contractor who understands the difference between state and local laws pertaining to ADUs. This will help to eliminate any potential problems during the building process.

5.) Utilize a one-wall kitchen design

A one-wall kitchen design is where you are building the sink, stove, and refrigerator all on one side of the ADU. This makes for easy plumbing and provides space savings.

6.) Use Large windows throughout the ADU

By incorporating large windows throughout, you can increase the natural light and make the interior feel more spacious.

7.) Maximize storage space

Extra space for an ADU goes a long way. You can maximize storage by using overhead storage on top of wall closets, bedrooms, and kitchen cabinets. Also using a stacked washer and dryer combo can help save a lot of space

8.) Use stainless steel appliances and quartz countertops

Stainless steel appliances and quartz countertops help to provide durability and easy maintenance.

9.) Cut energy costs with a mini-split system and energy star appliances

You can keep energy costs down $50 dollars a month by using a mini-split system for heating and cooling and energy star appliances.
